Property Managers Are Entering 2027 With Greater Confidence
One of the clearest findings from this year’s report is a shift from stability toward growth.
More than three-quarters of respondents, 76.8%, expect revenue to grow in 2027, while 65.2% expect occupancy to increase and 55.5% expect ADR growth. That represents a meaningful change from the 2026 Outlook, when expectations centered more heavily around flat to modest growth.
Looking more closely at revenue, 60% of respondents anticipate modest growth and 17% expect significant growth. Another 19% expect revenue to remain relatively flat, while only 3% anticipate a decline.
That optimism does not mean operators expect an easy year. Instead, the findings point toward an industry that is increasingly confident in its ability to find growth even as competitive and regulatory pressures continue.
Competition Is Increasing, and Property Managers Are Preparing to Respond
Nearly two-thirds of property managers, 64.2%, expect competition for guests to increase in 2027. That includes 45% anticipating a slight increase and 19% expecting competition to increase significantly. Only 6% believe competition will ease.
Rather than waiting for market conditions to improve on their own, operators are preparing to compete more actively. Guest experience, marketing and distribution, pricing, and owner relationships are among the strategies property managers are prioritizing for the year ahead.
It is an important distinction in this year’s findings: confidence is growing, but so is the expectation that capturing that growth will require more deliberate strategy.
AI Has Quickly Become Part of Vacation Rental Operations
AI is one of the biggest new stories in the 2027 report.
Nearly nine in ten respondents report using AI for at least one use case, despite AI adoption being measured in the Outlook for the first time this year. Perhaps more surprising, the smallest operators lead adoption rather than trail it.
The report explores how property managers are putting AI to work across their businesses, from guest messaging and owner reporting to social media, portfolio insights, lead qualification, review management, knowledge bases, and staff training.
The findings also suggest AI is not replacing the traditional vacation rental technology stack. Instead, heavier AI usage tends to appear alongside broader overall technology adoption, giving smaller teams access to new capabilities while more technologically sophisticated companies add AI to existing workflows.
Owner Retention Still Comes Back to the Fundamentals
While technology and AI are changing quickly, the factors property managers associate with owner retention remain remarkably consistent.
Financial performance is selected by 77% of respondents as a factor likely to affect an owner's decision to remain in their program, followed closely by communication, support, and relationship quality at 73%.
The takeaway is that new technology can support the owner experience, but the fundamentals have not changed. Owners continue to value strong financial results, communication, property care, and evidence that their management company is delivering value.
New Benchmarks Go Deeper Into the Business of Property Management
The 2027 Vacation Rental Industry Outlook also expands beyond market sentiment to provide a deeper look at how vacation rental management companies operate.
For the first time, the survey includes business economics questions covering areas such as rental revenue commissions, net revenue, housekeeping and maintenance revenue and expenses, W-2 employee counts, and staffing allocation across departments. These questions establish a new baseline that can be tracked in future Outlook reports.
The report also introduces role-based segmentation for the first time, allowing the findings to be viewed through the perspectives of Owners and Founders, Revenue Teams, Operations Teams, Marketing Teams, and other vacation rental professionals.
Together with company-size breakdowns, these additions make it possible to go beyond industry-wide averages and better understand how strategies, expectations, and operations differ across the vacation rental industry.
